TERMS & CONDITIONS & GUEST OBLIGATIONS
Please read carefully before completing your booking form. Signing and dating of the booking form confirms your acceptance of all of the terms and conditions that have been put before you.
A deposit of 25% of the full rental charge is required to confirm the booking. Reservations are not confirmed until receipt of the deposit and funds have been cleared.
BALANCE OF RENTAL FEE
The balance becomes due 1 calendar month before your arrival date at Sea Holly Cottage. If the balance has not been paid by this time, and communication has not been received then we reserve the right to re-let the cottage. Deposits will be forfeited by the hirer of Sea Holly Cottage if communication or prior written agreement of late payment has not been received.
If you need to cancel your holiday please advise us as soon as possible in writing. We will endeavour to re-let the property. If Sea Holly Cottage is re-let then all monies paid will be refunded less £50 to cover re-letting costs and administration. If the cottage is not re-let, however, then we will require the balance of the total rental fee. We will always endeavour, although not guarantee, to re-let the property.
ARRIVAL & DEPARTURE
Sea Holly Cottage will be available to you from 3pm on the first day of your holiday and we require that you vacate the cottage by 10.00am on your departure day. Lettings usually run from Saturday to Saturday. Any variations to this will have to have been made in writing and agreed before your rental commences.
The damage deposit is payable when your balance is due, 1 calendar month before your holiday commences. It is fully refundable 10 days after your holiday has ended if no damage to the property or the contents has been sustained, the property is left tidy and the cleaning managers have access to the property from 10.00am on the day of departure to carry out their duties.
GUEST RESPONSIBILITIES DURING YOUR STAY
It is your responsibility to put out the rubbish on Sunday evenings for collection on Monday mornings. Recycling for paper, cardboard and glass can be found in the car park on the road going to Port Gaverne. It is also your responsibility if you have used the fire or the BBQ to leave them in a clean state and ready for use by the next guest. Any wood, kindling or firelighters used should be replaced. If for any reason these responsibilities are not carried out during your stay then unfortunately a £30 surcharge for each item will be deducted from your damage deposit.
LINEN & CLEANING
Included in the rental fee is bed linen, bath towels, hand towels and tea towels. By prior arrangement, cot linen can also be provided. On arrival all beds will be made up and towels made available for your use. At the end of your stay, please strip the used beds and leave all linen and towels in the cottage.
Up to a maximum of 2 pets are permitted at Sea Holly Cottage. There is an additional charge of £45 per booking for one pet and £60 for two pets. All pets must be kept downstairs and off of sofas. Calls of nature are not permitted in the garden. A stair gate is provided for use at the top of the stars. If the cottage is left in an untidy or unclean state then a cleaning charge will be deducted from your damage deposit.

MIDWEEK CLEAN AND NEW TOWELS
If you require a midweek clean or new towels (only if you are staying for 2 weeks or more) then, by prior arrangement, a cleaner can be arranged. This must be specified on booking and an additional charge of £60 for cleaning will be added to your bill.
To be liable for any and all damage to the property and its contents caused during the tenancy by the tenant and/or by members of the tenant's party and to recompense the Owners without limitation for the full cost or repair or replacement as may be applicable.
To take good care of the property and its contents.
To permit the owners, agents and house managers reasonable access to the property.
To not exceed the number of people shown on the property description, nor part possession with the property with any other party, other than the person detailed on the booking form.
Use of the home and its contents provided to the tenant by the owner are provided at the tenant's own risk.
The tenants hire the cottage at their own risk, and no responsibility can be accepted for any injuries to persons or loss or damage to any persons or persons' property who use the property.
The person signing the booking form must be over 18, be a member of the party intending to occupy, and certifies that he/she is authorised to agree the booking conditions on behalf of all persons included on the booking form, including those substituted at a later date.
If for any reasons beyond the Owners control the property is not available on the date booked (i.e. fire damage), or the property is unsuitable for holiday letting, all rent and charges paid in advance by the hirer will be refunded in full but the hirer, and it's party, shall have no further claim against the owner.
In no event will the Owner be liable to the tenant for indirect or consequential loss or damages.
If there shall be any breach of these conditions by the tenant, the Owners or their agents reserve the right to re-enter the property and terminate the tenancy without prejudice to the other rights and remedies of the Owners.
All or any complaints must be notified to the Owners immediately so that an on the site investigation can be made and, if necessary, remedial action taken. In the event that items of equipment become unserviceable the Owners sole obligation will be to use reasonable endeavours to rectify or replace the defective item with a broadly equivalent item, within a reasonable time period of being notified or the defective item by the tenant. In no circumstances will compensation be paid for complaints raised after the tenancy, by which time the Owner or agents will have been denied the opportunity to investigate and endeavour to put right any such matter, during the tenancy. Sea Holly Cottage is ideal for those who want a truly memorable self-catering holiday in a traditional Cornish cottage based in Port Isaac, North Cornwall. The cottage is based on a hill ¾ of the way up from the main part of the Port Isaac village, or ¼ down from the top part of Port Isaac.
Sea Holly Cottage sleeps up to 4 adults, plus one cot. The cottage has 2 bedrooms both of which are upstairs (see more details below) and a double sofa bed in the lounge. It also benefits from a travel cot that can comfortably be set up in the master bedroom.
The cottage was built in the 1800s and has been tastefully furnished to make it a real home from home.

From the road there is narrow path (0.85m) which is slightly uneven in places. It is approximately 10 metres from the road to the front door of Sea Holly Cottage. If you arrive when it is dark there is a sensor light to enable you to access the key box. The key box contains the front door key to Sea Holly Cottage. The key box is similar to the old fashioned bicycle locks. Move the cogs to line up with centre with the code sent to you upon payment of your balance and then press what looks like a light switch to the left of the cogs and pull down. The box should open enabling you to take the key out.
Unloading the car
There are several opportunities for unloading and loading your car. Drive down Back Hill and the first house on the left is called Sea Glimpses. You can stop in the road and unload quickly. Please do not block Sea Glimpses drive. Sea Holly Cottage is opposite this house down a small alley way (lined by a tall brick wall to you right and a hedge to your left).
You can also drive Back Hill towards Port Isaac to the end of the road (School house will be in front of you) and then turn right into Fore Street. Follow the road up and round the bend passing the fish and chip shop. On the steep incline, you will come to an entrance way on your right with a gate and a ‘No Parking’ sign. You can pull into this place whilst unloading. The entrance to Sea Holly is a 10 metre walk uphill until you reach a wooden gate (about 6ft tall) on your right. Go down the slate steps and Sea Holly Cottage is the 3rdfront door on the right. Alternatively, continue past this parking point and as the road widens, near to the top of the hill, pull up opposite No 98 (with large bay window). The entrance to the cottage is on the same side as No 98, going back down the hill, past a wooden lamppost and through a wooden gate.
The car park for Sea Holly Cottage is 1-2 minute walk away up the hill. You will have been sent details for the car parking (off road and fully secure) and the required code upon payment of your balance.
Entrance to Property
The entrance is well lit with a sensor light.
There is a door mat outside the property and two plant pots either side of the door.
There is a small lip up in to the door (7 cm) and step down (15cm) into the cottage once you go through the door. There is 3 cm door mat on the inside of the front door.
The room you enter is the kitchen and the floor is black Delabole slate. The front door is 81 cm wide.
Stairs and Upper Landing
The stairs are well lit with a wall light which can be switched on at the top or bottom of the stairs.
There are 10 steps to the top. Being the original staircase, it is quite steep but there is a wooden hand rail and banisters on the left hand side as you go up.
The flooring on the stairs and upper landing is short pile fitted carpet.
The stairs are 71 cm wide.
The upper landing is 64 cm wide (at its narrowest point).
In the upstairs of the cottage there are no steps.
You enter the kitchen from the front door or from the lounge. This door way is 81 cm wide. There is a step from the lounge to the kitchen. This is painted white in contrast to the black slate floor. The step is approximately 11 cm high.
The kitchen is flat apart from the entrance from the lounge and the front door.
There is a traditional wooden dining table in the kitchen, which, can be moved and there is space to move around the table. The table has no legs but has a section in the middle to support it. The table is 74 cm high and the under space (floor to the lowest point of the table) is 72cm or 68cm near the table supports.
There are 6 wooden chairs. 2 have arms and 4 do not have any arms. Detachable seat pads are on the chairs to provide padding.
The handle door of the bottom oven is 49 cm above the floor and the top oven handle is 74 cm from the floor.
Work top and sink, cooker hob are 93 cm above the floor.
There is a under counter integrated larder fridge. Highest shelf is 58cm high, lowest drawer in the freezer is 33cm above the floor.
There is a stand alone freezer in a cupboard, which has a handle 58cm above the floor. The Freezer sits in a cupboard which is 15 cm from the floor. The freezer door is 65cm from the floor. It is a table top freezer in size.
Lighting is natural daylight from 2 windows with ceiling spotlights around the room.
The floor is black delabole slate.
The door opening from the kitchen to the lounge is 71cm.
Sitting Room / Lounge
The sitting room is on the ground floor accessed from the kitchen. The front door leads you straight into the kitchen.
There is step down from the kitchen to the lounge approximately 50 cm. This is painted white in contrast to the dark slate. The door width is 71 cm.
The floor is original Delabole slate. There is one rug on the floor.
From the lounge you can access the garden via the back door, which is in the lounge. The back door is 67 cm wide. The back door has a lip on it approximately 8 cm and a step down into the garden 8 cm.
The lounge has 3 sofas (two 2 seaters, one 3 seater), 1 of which is a double sofa bed. The sofas have throws on them and numerous cushions. All the sofas are medium – high backed with arms. One sofa is slightly lower than the other two. There are 3 coffee / occasional tables which are medium to low in height.
There is also a wood burner in the lounge with a fire guard. This sits on a slightly raised (3 cm) hearth.
There are three lamps (2 table lamps, 1 mother and daughter lamp) and a ceiling light. Natural light comes from the frosted glass back door and the window.
The entrance to the bedroom is from the landing. The door is 70 cm wide.
The flooring is wooden with 2 rugs.
The height of the bed from the top of the mattress to the floor is 58 cm.
Lighting is natural day light from two windows, one touch control bedside lamp and ceiling light.
The entrance to the bedroom is from the landing. The door is 70cm wide.
The flooring is wooden with 1 rug
Single bed 1 & 2 - height of the bed from the top of the mattress to the floor is 61 cm.
Lighting is natural day light from two windows, two touch control bedside lamps and ceiling light.
This in entered from the upper landing. The bathroom door is 64 cm wide.
The door is sliding door and there is a lip up 1 cm and 2 cm down into the bathroom.
In the bathroom there is a free standing enclosed shower. To enter the shower there is a step up approx. 20 cm and then step down approx. 10cm. There are sliding doors to open the shower. There is no grip rail or shower seat. The shower is 1200cm by 800 cm wide, and is curved quadrant shower tray and enclosure.
Toilet is 42cm high.
The washbasin is enclosed with cupboards and 85 cm high. There is a mixer tap on the wash basin. Washbasin has a sensor light at the bottom of the mirror and a shaver point on the right hand side towards to the bottom of the mirror.
Lighting is natural day light from window and well lit by ceiling light.
The flooring is tiled (beige).
The garden is accessed via the lounge. The back door has a lip step up (8cm) and step down approximately 8 cm. This leads to a flat patio approximately 3 metres by 5 metre wide. This area has a table with 6 wooden chairs (padded seats available) and BBQ. After the patio area there are 4 deep, shallow steps very slight uneven covered with bark. This leads to an undulating grassy area (3 tiers). The garden is fully enclosed.
There is an outside light (switch on wall by back door key hook in lounge) just above the back door.
Pets are welcome for small charge (see website / booking form – www.portisaacseaholly.co.uk). Assistance dogs are welcome for no extra charge.
All areas in the cottage have good contrast between the floor and walls. The internal doors are wooden providing good contrast. The sliding bathroom door is white but has frosted panels for contrast.
The mobile phone reception can be poor depending on the service provider. There is unlimited Wi-Fi provided by BT. There is a public payphone at the top of back hill on the left-hand side by the Peapod shop.
